What is tenancy fraud?

Tenancy fraud occurs when someone intentionally misrepresents their circumstances to obtain housing. This can include providing false information about income, household size, or other relevant details.

We also take action against other fraud and tenancy breaches, such as:

  • Abandonment: If a tenant leaves a property without informing us or paying rent, we may take legal action
  • Not using the property as their main and principal home: if a tenant is not living in the property as their main and principal home, this may be a breach of their tenancy agreement
  • Subletting: subletting is the practice of renting out a tenancy without our permission. It can lead to various issues, including loss of rent, safety concerns, and breach of the tenancy agreement
  • Succession fraud – after tenant’s death, a person fraudulently claims to have lived with them and claiming succession rights
  • Key selling – a tenancy is granted to a tenant, who never moves in but sells the keys to a third party
