What is Awaab’s Law 

Awaab’s Law was introduced on Monday 27th October 2025. The law was implemented following the very tragic death of two-year-old Awaab Ishak who died in 2020, due to a severe respiratory condition after prolonged exposure to mould in his home. Awaab’s death highlighted flaws within the housing sector and its regulations, and as a result, this prompted the government to make a change to protect tenants and prevent further tragic deaths. 

What is the purpose of Awaab’s Law 

The new law ensures all housing providers must take prompt action when keeping homes and tenants safe from hazards like damp and mould, which pose a significant risk to health and safety. 

BCHG’s approach to Awaab’s Law and what this means for you 

In readiness for Awaab’s Law, we have updated our Damp, Mould and Condensation (DMC) policy to improve how we keep your home safe and healthy from hazardous conditions like damp and mould. In accordance with the new legislation, we will follow much stricter timescales and responsibilities alongside other social housing landlords.  

Timescales 

  • We will inspect damp, mould or condensation within 7 working days or sooner (if urgent) once reported. 
  • A written summary of findings will be presented within 3 working days of the initial inspection. 
  • We will make sure your home is safe within 24 hours for emergencies, or within 5 working days for other significant issues.
