Board to resident feedback - July 2026
The BCHG Board met on 30 July 2026 to review performance, hear what residents are telling us and make decisions about future plans for BCHG. Residents' voices remained an important part of discussions throughout the meeting, reflecting our commitment to "No Voice, No Approval".
Listening to residents
Board reviewed resident feedback, satisfaction results, complaints, scrutiny activity and engagement work taking place across BCHG. Board was pleased to see continued improvement in resident satisfaction and heard about plans for the upcoming resident conference, All Together Now, taking place in September.
Board discussed how resident feedback is influencing service improvements and continues to challenge the organisation to demonstrate the difference resident involvement is making to decisions and services.
Homes and housing services
Board received assurance on housing performance and discussed key areas including repairs, empty homes, anti-social behaviour, income collection and tenancy support.
There was recognition that housing services continue to face challenges, particularly around maintaining and improving homes, but Board was encouraged by the work underway to improve services and by strong performance in a number of key areas. Board also received assurance on compliance with the Regulator of Social Housing's consumer standards.
The Board discussed preparations for Awaab's Law and the importance of ensuring residents live in safe, healthy and well-maintained homes. This remains a key priority for BCHG.
New homes for the future
Board received an update on BCHG's development programme and the progress being made in delivering new affordable homes.
Members heard that homes at Blowers Green Road are beginning to be handed over and that work has started on the Lewis Street development. Board discussed future opportunities to provide more high-quality homes while ensuring BCHG remains financially strong and continues to invest in existing homes and services.

Board received an update on BCHG's development programme and the progress being made in delivering new affordable homes.

Financial strength
Board approved BCHG's 2025/26 Financial Statements following a successful external audit.
The Board received assurance that BCHG remains financially strong, continues to meet its financial commitments and is well placed to invest in homes, services and future priorities. Maintaining a strong financial position helps BCHG remain resilient while continuing to support residents and communities.

Board to resident feedback - June 2026
The BCHG Board met on 4 June 2026 to review performance, hear what residents are telling us and make decisions about future plans for BCHG. Residents' voices remained an important part of discussions throughout the meeting, reflecting our commitment to ensuring resident feedback helps shape decisions and services.
Listening to residents
Board reviewed resident feedback, Tenant Satisfaction Measures (TSMs), complaints and engagement activity taking place across BCHG.
Members heard about the continued strengthening of resident engagement, including the appointment of a new Resident Engagement Officer, the development of the Repairs Partnership Board and Resident Experience Assurance Panel, and the introduction of BCHG's first Resident Inspector role. These initiatives will help residents play a greater role in scrutinising services and influencing improvements.
Board also reviewed satisfaction and complaints information. While performance remains positive overall, Board noted that communication and service delays remain key drivers of dissatisfaction and welcomed the additional oversight introduced to strengthen complaint handling and learning.
Board approved the updated Complaints Policy and BCHG's Housing Ombudsman Complaint Handling Code self-assessment.
Quality homes
Board received assurance on the quality and condition of BCHG homes.
Members heard that 99% of homes continue to meet the Decent Homes Standard and reviewed progress being made to strengthen stock condition information. A small number of homes require updated surveys due to access issues and a recovery plan is in place to complete these by July 2026. Board requested additional oversight to ensure any potentially higher-risk properties are prioritised.
Board also discussed future investment requirements, including planning for roof replacements, energy efficiency improvements and future housing standards.
New strategies for BCHG 2030
Board approved four new BCHG 2030 strategies:
- Resident Engagement Strategy
- Quality Homes Strategy
- Resident Success Strategy
- Care Strategy
These strategies set out BCHG's long-term commitments to residents and communities and will help guide future investment, service improvements and performance priorities.
New homes for the future
Board received an update on BCHG's development programme and approved new affordable housing schemes.
Members approved the purchase of 28 homes at Lewis Street, Tipton and 8 homes at Hurst Hill, Coseley. These developments will help BCHG provide additional affordable homes for local people and communities. The Hurst Hill development will also be used as a pilot scheme for air source heat pump technology.
Board also reviewed progress across the wider development programme and discussed funding opportunities to support future affordable housing delivery.
Repairs and safety
Board approved the updated Repairs & Maintenance Policy and Gas Safety & Servicing Policy.
These policies help ensure BCHG continues to provide safe homes, maintain high service standards and comply with regulatory requirements.
Financial strength
Board reviewed BCHG's financial plans and received assurance that the organisation remains financially strong and resilient.
Members approved the key assumptions underpinning BCHG's long-term financial plan and reviewed stress testing to ensure BCHG can continue investing in homes, services and communities while managing future financial risks.

Board reviewed resident feedback, satisfaction information and engagement activity taking place across BCHG.
Members discussed the importance of strengthening the visibility of resident voice within Board discussions and welcomed the new reporting arrangements which place resident voice earlier on the agenda to support decision-making and organisational priorities.
Board reinforced the importance of ensuring resident insight continues to influence BCHG 2030, service improvements and future investment decisions.
Planning and investing for the future
Board approved the key assumptions that will underpin BCHG's 2026 Financial Plan and reviewed a range of future financial scenarios to ensure BCHG remains resilient and financially strong.
Members considered the impact of rising costs, inflation and the future investment needed in homes and services. Board challenged assumptions relating to repairs costs, new development schemes and longer-term investment needs to ensure BCHG remains well prepared for future challenges.
Supporting BCHG 2030
Board approved the 2026/27 budget, which continues to support delivery of BCHG 2030.
The budget includes investment in homes, communities, colleagues and new affordable housing whilst maintaining compliance with lender requirements and BCHG's financial golden rules. Members noted that resident feedback and priorities continue to influence where BCHG invests resources and focuses improvement activity.

Board received an update on progress against the Development Strategy and ongoing plans to deliver new affordable homes.
Members reviewed future development activity and discussed how BCHG can continue providing high-quality affordable homes while maintaining financial resilience and value for money.

Board received assurance that BCHG remains financially stable and well placed to invest in homes, services and communities.
Members reaffirmed BCHG's financial golden rules and reviewed a range of stress-testing scenarios to ensure the organisation remains resilient in changing economic conditions.
